Michael H. Davies

Consultant

Michael Davies was educated at Downside, and after graduating in law, he trained at Martin & Nicholson in the Temple. After qualifying, Michael set up his own partnership, where he remained until he joined the firm in 2000.

Michael believes that until people become involved in a property transaction, most consider it a routine affair. However, as experience has taught him, this is invariably not true. There are many pitfalls that the unwary discover to their cost. With this in mind, Michael gives each matter the same high level of attention to detail and importance; whether he is dealing with the purchase or sale of a house or flat or that of a shop, restaurant or other licensed premises, the grant of a commercial lease or the acquisition or sale of a business.

Michael Davies was formerly the firm’s Senior Partner and Head of Residential Property.

Commercial real estate work includes acquisitions, disposals, lease renewals and negotiations, assignments, licences, rent deposits, restrictive covenants, guarantees, dilapidations, possession, enforcement of covenants, service charges, rent reviews, portfolio management and the sale and purchase of businesses (particularly of licensed premises).

Residential

Residential Property work includes advising both national and international institutions, investors and individuals in buying, selling and holding both freehold and leasehold property, to include licences, rent deposits, guarantees and dilapidations.
